Initial Consultation

We take the time to get to know you and build a deep understanding of exactly what you are looking for in a home or investment.

We always give an honest assessment of what your budget will afford and often refer clients to suitable neighbourhoods or property types they hadn’t previously considered. 

At this stage we introduce you to our network of trusted solicitors, surveyors, tax advisors and mortgage brokers. It is important that if the right opportunity presents itself, everything is in place to take it off the market.

Property Search

After agreeing on a search brief, we immediately start researching and viewing properties matching your criteria and shortlisting the very best.

We are always available for regular meetings to discuss progress and all reporting is available on the cloud. As the search progresses, we can also accompany you on viewings. For overseas clients, live video tours can be arranged.

Negotiation

Once a suitable property has been identified, we negotiate to achieve the best terms.

Our negotiation strategy is informed by extensive due diligence on live market conditions and the circumstances of the sale. This includes access to industry data unavailable to the general public. 

Selling agents know we only represent serious and organised buyers. This often gives us the edge in negotiations even if our offer is not the highest.

Purchase Progression

We manage the purchase with your solicitor, surveyor, selling agent and mortgage broker to progress to completion in a timely manner.

Typically one-third of agreed UK sales collapse and many underestimate the work involved at this stage. Since Perrygate started, under 10% of agreed purchases have fallen through.

Post Completion

After completion, we assist clients in the following areas at no additional cost: 

  • advising on the scope of potential renovation works
  • ensuring a smooth handover to our network of design studios, quantity surveyors, project managers and contractors.
  • vetting and instructing letting agents on your behalf and ensuring a smooth handover – we typically begin this process before exchange to minimise void periods.
  • we are happy to offer free ad hoc advice on a range of matters at any time. This can range from sourcing a planning consultant for an ambitious extension to organising a solicitor to handle a lease extension.

Frequently Asked Questions

We keep overheads to a minimum and limit expenditure to what adds value to client searches.

This means:

  • no office premises in Prime Central London, although we certainly buy property there!
  • no introductory fees or other third party commissions. This means we are not sharing the lower fee you pay us with other parties.
  • no PR campaigns – we primarily rely on word-of-mouth referrals

We do not allow conflicts of interest to happen.

In the event of a new inquiry with a conflicting search brief, we will only take on the search after our ongoing client has exchanged contracts.

Yes.

We frequently work with international buyers and carry out remote purchases on their behalf. Several clients have completed on London purchases before viewing in person.

Yes

We typically work on a search until we have previewed a shortlist of suitable properties, and can then arrange an accompanied viewing day.

However if you have free time and want to view a property with us at any stage of the search we are more than happy to oblige. Some clients like to view properties with us from the beginning of the process to help form a clearer picture of their ‘wants’ and ‘needs’.

Yes.

We are used to dealing with high profile figures who value anonymity. We are happy to sign a non-disclosure agreement prior to work commencing.

Estate agents know we only work for serious clients who have paid a retainer and are happy for us to view properties without disclosing our clients’ details.
