We keep our overheads to a minimum and pass on the savings to you, the client. 

This means:

  • no expensive office premises in Prime Central London - although we certainly buy property there!
  • no expensive marketing/PR campaigns - we rely on referrals from old clients and new ones finding us online.

We work with clients who appreciate that our knowledge, industry contacts and tireless service provide real value in their property search. 

A property search from start to completion typically takes in the region of 100-300 hours of work so we are well compensated for our time. 

Yes, we are frequently presented with off market opportunities from selling agents or vendors directly. In addition to accessing permanently off market listings, we also frequently have access to properties before they launch on the open market. 

Agents know we only represent serious clients who have paid a retainer and we can move quickly if the right opportunity presents itself. 

Yes, we give clients access to our network of excellent contacts at no extra cost. This includes. 

  • solicitors
  • surveyors
  • financing firms and mortgage brokers
  • accountants
  • architects
  • interior designers
  • building firms

Yes.

We are registered with The Property Ombudsman as a Buying Agent. This means we are subject to their formal complaints procedure if you are unhappy with any aspect of our service which we can't resolve internally.

We also also registered with HMRC's Anti-Money Laundering Scheme and the Information Commissioner's Office.

It depends. No search is the same. 

An international investor looking to take advantage of a favourable currency exchange will typically find a place quicker than a family with a very specific wishlist looking their forever home.

Taking a property off the market can take us anywhere from a few days to several months. Our priority is always to find the right property in a timely manner. After an initial consultation, once we know your budget, search criteria, appetite for negotiating etc. we can give you a better estimate of how long a search may take.

In the unlikely event that we do not find you a property during the retainer period a client can either pause the search or pay an additional retainer fee which is also deductible from the success fee which remains fixed.

Our retainer fee only partly covers our time and travel costs. We believe it is fair we share the risk of the search with our clients. 

If a property purchase falls through and you are unable to resolve any issues with your solicitor or surveyor we will happily continue with the search, provided you are within the 6 month retainer period. 

We cover all areas in London Zones 1-2 although the majority of our work is in central London. 

We do not have a typical client.

We work for domestic and international buyers as well as family offices, trusts and businesses.

Typically we help clients looking to spend between £500,000 - £10m on a property.

Absolutely! It's common for clients to come to us with a limited knowledge of London.

We take the time to give clients a clear overview of the London property market. Once we get to know you and your criteria we will start to suggest London neighbourhoods to focus on.

Typically exchanging contracts and then completing a purchase can take between 4-8 weeks.

However, if you are looking to get the keys as soon as possible then we can help you arrange an 'attended exchange' with one of our experienced conveyancing solicitor contacts. This may allow exchange of contracts and completion to take place in less than a week. This method is generally only suitable for high value transactions above £5m.

We only have a maximum of four ongoing searches at any time. This allows us to provide a very high level of customer service, including assistance outside of office hours to all clients.

No.

We are not a selling agent and work only in the interests of our clients. We are totally independent and affiliated with any estate agency. 

However we can recommend estate agents who we feel represent their sellers capably.

As a small family business, clients appreciate the personal touch we provide.

Alex Mosley, the director, conducts all client property searches. We take customer service very seriously and strive to give clients a 24/7 service. 

Yes. 

We are used to dealing with high profile figures who value anonymity during the search. We are happy to sign a non-disclosure agreement prior to work commencing. 

Estate agents know we only work for serious clients who have paid a retainer and are happy for us to look at properties without disclosing our clients' details.

Yes. 

Typically we work on a search until we have previewed a shortlist of suitable properties, and can then arrange an accompanied viewings day.

However if you have freetime and want to view a property with us at any stage of the search we are more than happy to oblige. 

Some clients like to view properties with us from the beginning of the process to help form a clearer picture of their 'wants' and 'needs'.

Yes, we frequently work with international buyers and carry out remote purchases on their behalf.
