This service is for those who have already identified a property and want an objective opinion on value, someone to handle negotiations and progress the sale. Please note this is only suitable if you are confident the property you have viewed is the best option for you on the open market and are comfortable not reviewing off market options.
This is designed as a reactive service. After we are instructed and all paperwork is completed, we immediately begin researching the property and aim to view it as soon as possible.
The final report with an offer recommendation is sent within 24 hours of the viewing.
If your offer is accepted, we can recommend surveyors and solicitors who we can work with to progress the purchase to completion.
Please note on approximately half of our Negotiation Only instructions, due to various significant issues identified, we have advised clients to either offer 20%+ below the asking price or not offer at all. If an property seems too good to be true, it probably is.
