In 2018, Alex and Lara Mosley set up a boutique buying agent combining expertise, impartiality and a high level of service.

Throughout the years as private investors we have gained significant experience in negotiations and complex transactions. We wanted to pass on this experience and take away the stress from buyers, helping them secure the right property on the possible best terms.

We want Perrygate to be a buying agent with transparency at its forefront. Where our fees are published before you disclose your budget. Where we always share our unfiltered opinion on a property’s value and never talk up the market.

Our motto is simple but central to everything we do:

In practice this means never prioritising achieving a transaction. Always looking for the up and downside of any opportunity. This way we hope to build up long-term relationships with satisfied clients who will return to us in future and refer us to friends and family.

Neither of us are from an agency background and clients have commented this is reflected in our approach.

We are only retained by a maximum of four clients at any time and never have conflicting search briefs.

London’s prime property market can be overwhelming. We take great satisfaction in guiding clients through the process and helping to protect their position.

As active investors, we bring fresh insights to our clients regardless of whether they are looking for a family home or a long-term investment.

Meet the family

Alex Mosley is the sole point of contact for all clients.

Alex co-founded Perrygate (named after our old family home) with Lara in 2018 after working for a decade in private property investment.

He believes attention to detail, in-depth research and treating all parties involved in a purchase with respect is the best way to secure the right outcome.

Alex advises clients buying anywhere from Prime Central London to family homes in Hampstead and Islington. He has provided comment for publications including The Times and Telegraph.

Away from property, Alex has an MSc in International Business & Management and speaks German and Mandarin.

Lara Mosley

Lara uses her legal background to support the business and is primarily responsible for helping to fulfill Perrygate’s compliance and regulatory requirements.

Originally from Taiwan, Lara studied History at University before studying business and later law in the UK. She has experience working for several central London law firms involved in corporate law and private equity. Away from supporting Perrygate, she runs her own immigration consultancy practice.

Our 1.35% success fee is very competitive within the industry and we typically save clients many multiples of our fee.

Searching for a property is a time consuming and often stressful process. We take away this burden. We only shortlist properties which truly match your criteria after undertaking our own due diligence. Perrygate acts as your single point of contact throughout the search.

Fiercely independent advice

We work solely in our clients’ interests, always offering an honest and informed opinion on the state of a property and general market conditions. Sometimes this means recommending an offer, other times it means advising clients to walk away from an opportunity. We are under no financial pressure to secure commission.

Access off market property

We don’t wait around for properties to reach the open market. As all our clients are formally retained, vendors know we only represent serious buyers and this often gives us access to the best homes before the competition.

Discretion

We take client privacy very seriously and only share your information when required to do so by law.

We often work with high-profile figures who want their private lives to remain just that and can sign non-disclosure agreements if necessary.

A full service

Post-completion, we help make the move as smooth as possible at no additional cost. From instructing architects and building firms to letting agents, we are happy to help.

Frequently Asked Questions

We keep overheads to a minimum and limit expenditure to what adds value to client searches.

This means:

  • no office premises in Prime Central London, although we certainly buy property there!
  • no introductory fees or other third party commissions. This means we are not sharing the lower fee you pay us with other parties.
  • no PR campaigns – we primarily rely on word-of-mouth referrals

We do not allow conflicts of interest to happen.

In the event of a new inquiry with a conflicting search brief, we will only take on the search after our ongoing client has exchanged contracts.

Yes.

We frequently work with international buyers and carry out remote purchases on their behalf. Several clients have completed on London purchases before viewing in person.

Yes

We typically work on a search until we have previewed a shortlist of suitable properties, and can then arrange an accompanied viewing day.

However if you have free time and want to view a property with us at any stage of the search we are more than happy to oblige. Some clients like to view properties with us from the beginning of the process to help form a clearer picture of their ‘wants’ and ‘needs’.

Yes.

We are used to dealing with high profile figures who value anonymity. We are happy to sign a non-disclosure agreement prior to work commencing.

Estate agents know we only work for serious clients who have paid a retainer and are happy for us to view properties without disclosing our clients’ details.
