We keep overheads to a minimum and limit expenditure to what adds value to client searches.

This means:

  • no office premises in Prime Central London, although we certainly buy property there!
  • no introductory fees or other third party commissions. This means we are not sharing the lower fee you pay us with other parties.
  • no PR campaigns – we primarily rely on word-of-mouth referrals

We do not allow conflicts of interest to happen.

In the event of a new inquiry with a conflicting search brief, we will only take on the search after our ongoing client has exchanged contracts.

Yes.

We frequently work with international buyers and carry out remote purchases on their behalf. Several clients have completed on London purchases before viewing in person.

Yes

We typically work on a search until we have previewed a shortlist of suitable properties, and can then arrange an accompanied viewing day.

However if you have free time and want to view a property with us at any stage of the search we are more than happy to oblige. Some clients like to view properties with us from the beginning of the process to help form a clearer picture of their ‘wants’ and ‘needs’.

Yes.

We are used to dealing with high profile figures who value anonymity. We are happy to sign a non-disclosure agreement prior to work commencing.

Estate agents know we only work for serious clients who have paid a retainer and are happy for us to view properties without disclosing our clients’ details.

Yes.

As a small family business, clients appreciate the personal touch we provide. Alex Mosley, the director, conducts all client property searches. We take customer service very seriously and strive to give clients a 24/7 service where necessary.

No. We only act for buyers. We are totally independent and not affiliated with any estate agency. However we are happy to help previous clients vet and instruct a selling agent and provide an objective opinion on value at no additional cost.

We only have a maximum of four ongoing searches at any time. This allows us to provide a very high level of customer service, including assistance outside of office hours to all clients.

It typically takes between 4-8 weeks to exchange and complete on a property.

For higher value transactions, typically above £5m, facing significant competition, an ‘attended exchange’ can be discussed with your solicitor. This may allow exchange of contracts and completion to take place in less than a week. However, this method is not without its drawbacks.

Yes. It’s common for clients to come to us with a limited knowledge of London.

We take the time to give clients a clear overview of the London property market. Once we get to know you and your criteria we will start to suggest London neighbourhoods to focus on.

We do not have a typical client.

We work for domestic and international buyers as well as family offices, trusts and businesses.

Typically we help clients with budgets between £500,000 – £10m.

We primarily work in Prime Central London and Central London. We also cover some areas further out; particularly family homes in London’s ‘villages’ including Hampstead, Highgate, Chiswick and Dulwich.

If a property purchase falls through and we are unable to resolve any issues with your solicitor or surveyor we will continue with the search, provided you are within the retainer period.

If you are outside of the initial retainer period, we can agree to continue the search for an additional retainer which is also deductible from the final success fee.

In the unlikely event that we do not find you a property during the retainer period a client can either discontinue their contract or pay an additional retainer fee which is also deductible from the success fee which remains fixed.

The length of a search depends on the search brief. On the majority of searches, we agree a purchase within 2 months, some within a week.

If you book a consultation with us to discuss your brief, we will try to give an estimate of how long your search may take.

Yes.

We are registered with The Property Ombudsman as a Buying Agent. This means we are subject to their formal complaints procedure if you are unhappy with any aspect of our service which we can’t resolve internally.

We are also registered with HMRC’s Anti-Money Laundering Scheme and the Information Commissioner’s Office.

Yes, we give clients access to our network of long-standing contacts at no extra cost. This includes.

  • solicitors
  • surveyors
  • currency conversion specialists
  • planning consultants
  • financing firms and mortgage brokers
  • accountants
  • architects
  • quantity surveyors
  • interior designers
  • building firms

Yes, we are frequently presented with off market opportunities from selling agents or vendors directly. In addition to accessing permanently off market listings, we also frequently have access to properties before they launch on the open market.

Agents know we only represent serious clients who have paid a retainer and can move quickly if the right opportunity presents itself.
